Most work at height still gets split into pieces. Someone puts up a scaffold. Someone else inspects. A third contractor cleans. A fourth comes back for the small repair that was obvious the whole time. Each of them mobilises, each of them charges for it, and the building waits between visits.

LADS exists to collapse that sequence. We own the access, the imaging and the cleaning, so the same crew can arrive, get to the problem, see it properly, deal with it and leave — usually on the same day. It is why we describe what we do as one team, one day.

What we bring to site

The equipment is chosen because it removes an obstacle, not because it looks impressive on a website.

• Hinowa tracked spider lifts — up to 20 m working height, rubber tracks and spread outriggers for low ground pressure, narrow enough for standard gateways and suitable for internal, atrium and courtyard work. Supplied as operated hire with a trained, certified operator.
• Full safety and PPE — signage, cones and exclusion barriers, harnesses and fall-arrest equipment, and high-visibility clothing for everyone on site, set out in the RAMS before we arrive.
• V-TUF dry steam systems — super-heated steam up to 150 °C with very low moisture content, cleaning through heat rather than pressure or chemistry, with no chemical run-off.
• Facelift reach and wash pure-water systems — filtered and de-ionised water certified at 0.00 ppm, fed through telescopic poles so glass, frames and solar panels can be cleaned from the ground.
• The right tools for the job — from ground protection to specialist roofing tools, we arrive with our full array of equipment so nothing waits on a second visit.

Safety, insurance and paperwork

Everything above only matters if the job is run properly, so the administrative side is treated as part of the work rather than an afterthought.

• SafeContractor approved — an independent health and safety accreditation, announced in June 2026, which assesses policies, risk assessments and method statements, insurance and training against a recognised standard. Certificate reference JI1281, covering: commercial and industrial cleaning; handyman services; high-level external cleaning; bird proofing; seasonal decoration installation; access equipment provision; and solar and window cleaning.
• IPAF — our operators hold IPAF categories 1B (static boom), 3A (mobile vertical) and 3B (mobile boom), which cover the tracked spider lifts and boom platforms we use.
• Public liability insurance — £5 million cover in place for all works. Certificates are available on request with every quotation.
• RAMS on every job — a site-specific risk assessment and method statement is produced for each visit, covering exclusion zones, ground bearing, overhead services and rescue arrangements. Documentation is issued in advance where a site permit requires it.

We would rather tell you what we cannot promise than invent a number. Where this website gives a figure — 20 metres of working height, 150 °C of steam, 0.00 ppm water purity, 24 hours a day, 365 days a year — it is a specification we can evidence. Where a figure would be guesswork, such as how long a clean will last on your particular elevation, we say so and offer to look at the building instead.
