Most exterior cleaning problems are biological. Algae, lichen, moss and the black film that creeps across north-facing render are living things, and heat kills them outright. Super-heated dry steam at 150 °C does the work through temperature rather than pressure or chemistry, which is why it can be used on surfaces that would be destroyed by a jet wash.

Because the steam carries very little water, surfaces are damp rather than saturated and dry quickly. Nothing runs off into borders, drains or watercourses, and there is no chemical residue left on the building for the next rain to release.

How dry steam cleaning works, step by step

  1. Survey and test patch

    We identify the substrate and the type of soiling, then clean a discreet test area to prove the result and set the working temperature and stand-off distance.

  2. Protect and prepare

    Planting, openings and anything sensitive is protected. Where the work is at height, a spider lift is positioned so the operator is square to the surface.

  3. Steam clean

    The surface is worked methodically in controlled passes. Heat does the cleaning, so there is no need for aggressive pressure that would open joints or erode a soft face.

  4. Inspect and finish

    We review the finished surface with you, deal with any stubborn areas, and clear the site. Preventative treatments and repointing can be discussed where growth keeps returning.

Is dry steam safe on a listed building?

It is one of the gentler options available, because it cleans with heat rather than pressure or chemicals. We always agree a test patch first and work to whatever consents the building requires.

Will steam cleaning damage my render?

Correctly applied, no. The technique uses low pressure and low moisture, which is far kinder to render than a high-pressure jet wash. Damaged or failing render is identified before we start.

Do you use any chemicals at all?

The cleaning itself needs none. Where a specific contaminant genuinely requires a treatment we will tell you before the work and explain what it is.

How long does the clean stay looking good?

That depends on shade, tree cover, aspect and the surface itself, so we would rather discuss your building than quote a number we cannot stand behind.

Can you remove graffiti without ghosting the wall?

Often, yes. Results depend on the paint, how long it has been there and how porous the surface is, which is exactly what the test patch establishes.
